What Happens After a Home Inspection?

What Happens After a Home Inspection? When buying a new home and you’ve had the home inspection done, what’s next?

First, you want to thoroughly review the home inspection report and determine which items are important to you. We’re always available after the inspection to answer any follow up questions you may have. You may need to contact HVAC, plumbing, electrical, and other companies to evaluate issues further and to get quotes to fix items in the report. This is your time for due diligence.

Then you want to talk with your real estate agent, as he or she will guide you on the best way to respond to the seller in the BINSR. The BINSR is the Buyer’s Inspection Notice and Seller’s Response. This is your opportunity to ask the seller to repair items in the home or provide you with a credit to have repairs made using your contractors.

In Arizona, the BINSR is not a typical negotiation process. The buyer has an opportunity to ask the seller for repairs or credits. The seller then accepts the buyer’s request, rejects it, or make a counter offer. If the seller accepts, GREAT! However, if the seller rejects your request, you have the choice to accept the house as is, or to walk away. There is no going back to the seller with another request. If the seller makes a counter offer, then you either accept or reject their counter offer. There is no additional negotiation.

This is a very common question we get at home inspections. There is no good answer to this question, as this is a personal decision you must make. What are you willing to take on? What aren’t you willing to take on?

In general, the top 5 repairs home buyers tend to ask for the most are:

  • Roof
  • HVAC
  • Water Heater
  • Termites
  • Sewer Lines

Everyone is different and every house has different issues. You need to decide for yourself what (if anything) you will ask the seller to repair. What is important to me, may not be at all important to you. And vice versa.
