It is important to have a new construction home inspection when purchasing new build construction. These inspections are done at three separate times: pre-drywall, pre-closing, and at the 11th month before your warranty expires.
A pre-drywall home inspection is the last chance to fix issues that may otherwise be hidden. These issues become harder and more costly to fix later.
This inspection takes place prior to the insulation and drywall being installed. During a pre-drywall inspection, we will inspect the following:
- Rough-in heating and cooling ductwork
- Rough-in electrical
- Rough-in plumbing
- Exterior (e.g. foamboard, lath, windows, etc.)
- Interiors (e.g. framing, openings, etc.)
Prior to closing on your new construction home, we will do a detailed home inspection.

11th Month Warranty Home Inspection
A new construction home typically comes with a 12 month warranty from the builder. At the 11th month, you want to hire a home inspector to do a new home warranty inspection in Tucson. This is your last chance to catch items that need to be fixed and have the home builder pay for them. Don’t wait until the fixes have to be paid for out of your pocket.
