Thermal Imaging
Thermal Imaging is performed with a specialized camera. Temperature deviations create the patterns which can be captured in full darkness without the aid of visible light. Thermography is not an X-ray, the inspector cannot see inside a wall for example, but the issues present such as moisture or missing insulation produce a thermal anomaly that can be detected on the wall surface. A high-resolution Thermal Imaging camera and trained Thermal Imager are required to interpret the images for a proper understanding of what is an issue, and what is simply, a normal condition. A proper temperature difference or Delta T is also required to perform an accurate evaluation. Evaluations performed when the Delta T is incorrect will produce less than accurate results and issues can be missed.
When Thermal imaging is performed in a home inspection anomaly can be found in the electrical system, exterior windows, doors and walls as well leaking roofs, fixtures, piping or appliances. Missing insulation in walls and ceilings as well HVAC duct leaks can also be detected. When the conditions are correct for Thermal Imaging the imager can detect the structure of a wall. Notice the wall studs visible in the image below.
A qualified imager is trained in home construction so any common areas of concern can quickly be determined or ruled out. When the imager evaluates electrical panels, switches, receptacles etc. in the electrical system a good understanding of how the system works is required to understand what is an issue and where it may be originating from to help provide correct information so that an electrical contractor can make any required repair.
A point to bear in mind is that the thermal imaging process is qualitative meaning a general opinion of the issue is expressed by the imager not a specific cause for the issue or resolve as the inspector is not a licensed electrician. In the image below there are anomaly that indicate correction may be required but there are also what appear to be anomaly that are typical conditions in this panel.
Moisture related issues can be readily visible when active leaks occur. Once the area starts to dry out the anomaly becomes very different in appearance and can appear to be caused by other things. A qualifed imager will have moisture detection equipment that will be used to verify moisture related issues. In the image below the visible anomaly could be caused by multiple issues and would not be able to be fully determined without other test equipment.
When Thermal Imaging is part of a home inspection the inspector visually verifies issues where possible. When an anomaly is detected in the wall structure or other concealed area this is may not be possible.
