Thermal Inspection

A thermal inspection uses an infrared camera to detect temperature anomalies that can indicate:

  • Electrical issues such loose electrical connections, overamping of appliances, etc.
  • Moisture intrusion from pipe leaks, roof leaks, etc.
  • Environmental inefficiencies due to missing/displaced insulation, lack of weather seals, etc.

Doing a thermal scan as part of a property inspection, enables the property inspector to see things that aren’t visible to the naked eye. An infrared camera doesn’t enable the inspector to “see through walls”. Instead it shows the inspector temperature differences through materials. For example, a section of wall with missing or displaced insulation will show hotter or colder than other areas that are properly insulated.

We are InterNACHI and Level 1 Certified Infrared Thermographers through the Infrared Training Center. It is important that an inspector offering infrared inspections be certified in infrared thermography. Otherwise, the inspector may not interpret the imagery correctly, resulting in an incorrect analysis.
