What is Included:

• Outdoor Unit (Condenser): General condition, unit level & stable, visible refrigerant lines, electrical disconnect, visible wiring, fan blades, compressor amperage, capacitor amperage, and contactor amperage.
• Indoor Unit (Air Handler/Furnace): General condition, unit level & stable, visible refrigerant lines, drain pan & line, blower motor amperage, visible wiring, filter, evaporator coil (if visible), heat exchanger (if visible), burners (if visible).
• Visible Ductwork: General condition, support, visible insulation, visible seals & connections, and flex duct condition (if applicable).
• Refrigerant Levels (System): Operating pressures of the suction and liquid lines, superheat and subcooling (if measured), and an overall assessment of the levels.
• Overall System Function (limitations may apply): Cooling cycle, heating cycle, and blower fan.
